Andalusian Cortijo - Campiña Region
Carmona - Sevilla

This is a rare opportunity to acquire an authentic 16th Century Andalusian olive oil Hacienda, only 15 minutes away from the capital city of Sevilla.

The property has historical, visited by Miguel de Cervantes, author of “Don Quijote”, said to have been built on the site of a Roman villa and is of great beauty and majesty. The construction is in an excellent state of conservation.

The farm is located within the limits of the city of Carmona, a well-known touristic town dating back to prehistoric times, and situated in the heart of the Andalusian countryside. The property is close to the main Madrid- Cadiz road (A-4), but just far enough away for it not to be disturbing, however providing excellent and easy access including hourly public service transport which passes by within walking distance.

The property comprises the main building, stabling for 20+ horses with first class riding facilities, and six hectares (15 acres) of land, part of which is ancient olive grove.

The strategic location, being approximately 17 Kms. From the train station from which the fast train AVE connects Seville with Madrid in less than two and a half hours, and 11 Kms from the International Airport, makes it an ideal place to enjoy rest and relaxation, without having to sacrifice the advantages and commodities of modern city life.

It should be noted that Seville is one of the most attractive cities in Spain, offering important historical and cultural features in its monuments, theatres and unique social events, such as bullfighting and famous Fair. As an important university town as well as popular tourist city, the night-life is also very well developed.

The living area of the Hacienda is built around two interior courtyards and cosists of a total of twelve bedrooms (four of which have fireplaces), eleven bathrooms of which nine are en-suite, six public rooms (three with open fireplaces, two with wood-burning stoves), large kitchen with larder, laundry utility room, office, cloakroom, etc.

Also in the principal courtyard, can be found the old olive oil mill with its typical tower. Though not restored, it is a very good state of conservation. The two huge rooms which form it would be ideal to use for celebrations or an indoor swimming pool among other things.

The Equestrian Installations include a covered floodlit school, 20 x 40 m., various outdoor schools, one is 50 x 50 m., and another os floodlit, stabling for 20+ horses, tackrooms, feedroom and paddocks.

There are two large mature garden areas, front and back, including a variety of fruit trees, swimming pool (5 x 12 m.), gazebo, and an exterior dining room, kitchen, all of which are designed for the full enjoyment of fresh air and outdoor living.

Further constructions include a small apartment for caretakers or stable staff, various storage areas, workshop, covered parking for six cars and a patio with 12 wooden stables, shower rooms, lecture room and tack room, which is currently used as staff accommodation.

The farm has its own electricity transformer, three private wells, with excellent water capacity, city water connection not yet in use, solar energy panels and air conditioning/heating units in the majority of the bedrooms.

The property, at the moment, is being run as a successful equestrian tourism destination, but its splendid location would lend itself equally to a comfortable family home or could be easily divided into three units/ business prospects i.e, small hotel, equestrian business and future housing development land.

Price: 3.650.000 €
